Why new build kitchens fail modern family life and the solutions House of Harmony can offer.

8th December, 2025 | Kitchens

Buying a new-build home is an exciting milestone for many couples and families. These homes promise modern living, energy efficiency, and a blank canvas to make your own. With no repairs to worry about and fresh fixtures throughout, they seem like the perfect choice for busy professionals raising a family.

More Heartache than Heart of the Home

Yet once the excitement fades, many homeowners notice that the kitchen, meant to be the heart of the home, doesn’t quite live up to expectations.

New-build kitchens often look sleek and functional on day one, but over time, their limitations become apparent. These issues are not unusual and stem from how developers design homes to appeal visually while meeting tight construction budgets. Too often, builders install kitchens without the guidance of an actual kitchen expert, resulting in a space that may look good on the surface but leaves homeowners feeling underwhelmed and frustrated. Instead of joy, the room becomes a source of disappointment- more heartache than heart of the home.

That is where House of Harmony can help.

We specialise in transforming uninspired kitchens into welcoming, practical spaces tailored to your lifestyle. With expert design, you can reclaim the true heart of your home and enjoy a kitchen that works beautifully for you.

Common Problems with New Build Kitchens

At House of Harmony, we have worked with hundreds of homeowners across Suffolk who share the same frustrations with developer-fitted kitchens.

We asked Chris Beale, our Managing Director, what are the most common issues with new build kitchens.

Here’s a list of six common complaints:

  1. Lack of Storage Space

Most developer-fitted kitchens come with minimal cupboard and pantry storage. As families grow and cooking habits evolve, there is simply nowhere to put things. Homeowners often end up using extra shelving or bookcases, or adding wall cabinets, to create more room, leaving the area cluttered and mismatched.

  1. Poor Layout and Functionality

Many new-build kitchens are designed to fit the available space rather than to work efficiently. The “kitchen triangle”, meaning the key relationship between the sink, fridge, and cooker, is often overlooked. The result is a layout that feels awkward and impractical for everyday cooking.

  1. Inaccessible Cupboards

Corner units and low cupboards can be challenging to use, especially when they lack pull-out mechanisms or clever storage solutions. This leads to wasted space and frustration when trying to reach everyday items. These enhancements are often not included due to budget constraints and a standard approach across a housing development.

  1. Limited Worktop Space

Modern families use a variety of small appliances, such as microwaves, air fryers, toasters, bread makers, and food processors. New build kitchens rarely provide enough work surface for all of them, or suitably sized cupboards if they want to be stored away. The result is a kitchen that feels cramped and disorganised.

  1. Poor Lighting

Insufficient or poorly placed lighting is another common issue. Many new builds rely on a single ceiling light, leaving work surfaces in shadow and the space feeling dull.

  1. Not designed for you

Even in premium developments, issues arise because the kitchen has not been installed with the end user in mind. Minimal tiling can lead to splash issues around the sink area and worktop. The design may not suit your needs and lifestyle.

Why These Issues Happen

Developers build to tight deadlines and budgets. Kitchens are installed to look good during a show home visit, but not necessarily to perform well for years of family use. Standardised units, limited layouts, and cheaper materials all contribute to the common frustrations homeowners face within a few years of moving in. A specialist designer and installer may not have been used.

At House of Harmony, we have seen these compromises first-hand since 1981. Our team of qualified designers and installers know how to spot the shortcuts and replace them with solutions that last.

The Hidden Cost of Living with a Poorly Designed Kitchen

A kitchen that doesn’t work creates daily stress.

As Chris says,

“We often hear from clients who feel their kitchen is working against them. From lack of storage to constant clutter, these problems affect how you cook, eat, and socialise. Over time, frustration builds as the kitchen becomes a reminder of what doesn’t work in your home rather than a space you enjoy spending time in.”
